Then your agent suggests one more step: staging the property. I know what you're thinking — it's an extra expense you don't want to pay, and you're not sure it's worth it.

That's a common reaction, but in my opinion, it's a mistake. Professional staging is handled by experienced interior designers or decorators who have an eye for what buyers respond to. It doesn't just make the home look nicer; it makes it feel genuinely cozy and inviting. More importantly, it helps buyers immediately see the true potential of the space. Many people lack the vision to picture themselves living there when they quickly scroll through photos or walk through during a rushed tour. When furniture and decor match the home's aesthetics, it highlights the best qualities of every room and sparks that emotional connection buyers need to make an offer.

According to the National Association of Realtors® 2025 Profile of Home Staging, nearly half (49%) of sellers' agents reported that staging reduced time on market, while 29% saw offers increase by 1% to 10%. Even more telling, 83% of buyers' agents said staging makes it easier for buyers to envision the property as their future home. The living room tops the list as the most important room to stage (37%), followed by the primary bedroom (34%) and kitchen (23%). In the competitive Bay Area market, especially in San Mateo and Santa Clara counties, an unstaged home really stands out — and not in a good way. Those first marketing photos are what stop buyers from scrolling past.

In short, staging is one of the smartest investments you can make when selling. It costs far less than a price reduction and delivers real results. Bite the bullet, hire a professional, and you'll be glad you did when the offers come in stronger and faster. Some staging companies offer financing with just a small deposit up front, and the rest of the cost can come from when the home closes escrow.
